Condo & Townhouse Complex Snow Removal
Townhouse complexes and low-rise condos have the awkward mix: private roads, dozens of short walks, a visitor lot and a garage ramp that ices first. The contract maps each surface, sets a trigger, and gives the board a log it can show at the AGM.
A flat seasonal price from your address and photos, confirmed on a quick site check before the first snowfall — the number does not move mid-winter.
What this covers
- Private roads, visitor parking and drive aisles
- Unit walkways and common walks to the agreed standard
- Garage ramps and entrances salted on every visit
- Snow stacking plan agreed with the board or manager
- Monthly log summary for the property manager
How it works
- 1Property manager or board sends the site plan and unit count
- 2Site walk to map surfaces and stacking areas
- 3Written quote with per-surface scope and salting terms
- 4Season runs on the trigger; monthly summary to the manager
Why this page exists
Board complaints about snow are almost always about one thing: a walk or a ramp nobody agreed was in scope. This contract lists every surface and who clears it, so the manager can answer the complaint with the document instead of a phone call.
What affects the price
- Number of units and total walkway length
- Private road and visitor lot area
- Garage ramp and entrance salting frequency
- Stacking room on site vs haul-away
Frequently asked
- Do you deal with the property manager or the board?
- Whoever the corporation names. Quotes and logs go to the manager by default, with the board copied on request.
- Can residents opt out of their own walk?
- Scope is set by the corporation, not unit by unit. If the declaration makes unit walks the owner's responsibility, we leave them out and the quote says so.
