Why nobody honest quotes a driveway blind
Two driveways on the same street can be a single car wide and a double with a long shared apron. One has three steps and a front walk to the sidewalk; the other has a ramp. A contractor who quotes without an address and photos is either guessing high to be safe or guessing low to win the call and adjusting in January.
Our number comes from the address and a couple of photos, then a short site check before the season confirms it. After that it does not move.
The five things that move a residential price
Size of the driveway and the length of walkway and steps. Trigger depth: a 2 cm trigger means many more visits than 5 cm in a normal Toronto winter. Salting: per visit or included. Whether the municipal sidewalk along your frontage is your job under the local bylaw, and therefore in scope. And whether you want a seasonal flat price or per-visit billing.
Commercial lots are a different calculation
A lot is priced on square footage and layout, the number of entrances and walkways, where snow can be stacked and whether it eventually has to be hauled, the trigger depth and any opening-time requirement, and salting terms. Salting is normally a per-application line because a bad ice year can double it. None of this can be seen from the street, so commercial quotes follow a site walk.
How to compare two quotes fairly
Line them up on the same trigger depth, the same salting terms, the same season dates and the same proof of service. A cheaper quote is very often a deeper trigger, salt billed separately, or a shorter season. If a quote does not state those four things, ask for them in writing before comparing the number.
