Commercial lots & plazas
A commercial lot is a liability first and a parking lot second. The contract is built around that: trigger depth, salting terms, snow stacking location and a time-stamped service log you can hand to your insurer. Quoted after a site walk, not over the phone.
Condo & townhouse corps
Townhouse complexes and low-rise condos have the awkward mix: private roads, dozens of short walks, a visitor lot and a garage ramp that ices first. The contract maps each surface, sets a trigger, and gives the board a log it can show at the AGM.
Salting & de-icing
De-icing is the part of a snow contract that shows up in a lawsuit. Every application here is matched to the surface and the temperature, applied ahead of the storm when the forecast allows, and logged with the time and product.
Property managers & portfolios
Managers do not want six snow contractors and six invoices. One contract covers the portfolio, each site gets its own scope and log, and you get one monthly summary you can forward to owners.
The 60-day clock
Since 2021, Ontario’s Occupiers’ Liability Act requires written notice within 60 days of a slip-and-fall on snow or ice. In that window an owner needs records, not recollections. The service log is built for it.
What the contract states
- Trigger depth in centimetres
- Season dates
- Every surface in scope, named
- Salting: per application or included, product by surface
- Stacking location and haul-away terms
- Service log contents and recipient
- Certificate of insurance before the season
Owner and manager questions
- How fast can you quote a lot?
- The site walk is booked from your request and the written quote follows it. Sending a site plan or a few phone photos of the lot from the entrance speeds the walk up.
- What goes in the service log?
- Arrival time, snow depth at arrival, surfaces cleared, product applied and where, and departure time. It goes to the manager after each visit with a monthly summary.
- A storm hit and our current contractor has not shown. Can you clear the lot today?
- Emergency commercial clearing is on call: lot, entrances and fire routes, salted and logged, priced per visit. Send the address and a photo of the lot for a price and slot.
- Do you require a seasonal contract?
- No. Seasonal flat, per push, and hybrid (flat plowing with salting per application) are all quoted. Most liability-conscious owners pick seasonal or hybrid.
