Commercial Snow Removal in Toronto
A commercial lot is a liability first and a parking lot second. The contract is built around that: trigger depth, salting terms, snow stacking location and a time-stamped service log you can hand to your insurer. Quoted after a site walk, not over the phone.
A flat seasonal price from your address and photos, confirmed on a quick site check before the first snowfall — the number does not move mid-winter.
What this covers
- Parking lot and drive aisle plowing to the agreed trigger
- Entrances, walkways and fire routes cleared and salted
- Snow stacked in the agreed location or hauled when the lot runs out of room
- Per-visit service log with time, depth and product applied
- Pre-season site walk and stake-out of curbs and islands
How it works
- 1Send the address, property type and a site plan or photos
- 2Site walk to confirm stacking areas, hazards and access
- 3Written quote: seasonal flat, per push, or hybrid, with salting terms
- 4Season runs on the trigger, logged every visit
Why this page exists
Ontario gives an injured person 60 days to give written notice of a slip-and-fall on snow or ice. What protects an owner in that window is a record: when the lot was cleared, what was applied, by whom. Every visit on this contract produces that record. It is the product.
What affects the price
- Lot square footage, number of aisles and entrances
- Trigger depth and whether overnight clearing is required before opening
- Salting per application vs included, and the size of walkway areas
- Snow stacking room on site vs haul-away
- Seasonal flat, per push, or hybrid pricing
Frequently asked
- Can you quote a commercial lot without seeing it?
- Not honestly. Stacking room, islands, curbs and fire routes change the price. Send the address and photos and the site walk is scheduled quickly; the written quote follows.
- Is salt included?
- Salting is quoted per application by default because ice years vary. It can be included for a fixed season price if you would rather budget one number. Either way it is a line on the quote, not a surprise in March.
- What do you provide for insurance and slip-and-fall claims?
- A per-visit log with the time, snow depth at arrival, surfaces cleared and product applied. It is yours to keep and forward to your insurer or property manager.
